Unfinished flooring is installed and then job-site finished by experienced, specialized craftsmen using trade specific tools. Unfinished flooring, because it is installed by craftsmen, can be laid in a wide range of patterns, borders, inlays, and finished in an infinite number of colors and sheens. Once sanded and finished, a smooth and flush surface is achieved. Unfinished flooring finished with three coats of job applied polyurethane has a millage, or thickness of dried finish on the floor, equivalent to 12-15 coats of sprayed on polyurethane. Becuase it is job-site finished, any damage from other contractors, abuse, accidents, etc. can be readily touched in or repaired.

Pre-finished flooring is factory finished in a limited range of colors and finishes and then installed by anyone with some basic carpentry tools. Pre-finished flooring is solid wood flooring, or worse yet laminated flooring, that is finished at a mill by spraying on multiple very thin and extremely fast drying coats of finish. Also it is the mills choice, not the customer's, when it comes to color and sheen variety. Although pre-finished flooring has gotten a bad rap in the past, wear-ability has improved to the degree where it is usable in certain applications. Aesthetic drawbacks include unevenness from board to board and beveled edges, or "Dirt Catchers", because the floor is not being sanded. Floor covering companies and other "also" companies, (companies that also do hardwood) sell only pre-finished because they lack the specialized tools and the specifically trained craftsmen to sand floors.
